If you are thinking about moving to Gaithersburg, whether you are relocating to Montgomery County for the first time or moving from somewhere closer to DC, it is tempting to start with listings and work backward. The buyers who end up happiest usually do the opposite. They start with how they want to live, then find the part of Gaithersburg that supports it.
That matters here because Gaithersburg is not one kind of place. In one neighborhood you might walk to coffee, restaurants, parks, and community events. Ten minutes away, you may find quieter streets, larger lots, mature trees, and established homes with a completely different daily rhythm. Neither is better. They are simply built for different routines, and it helps to spend time in both on a weekday and again on a weekend before you decide.
The question almost everyone asks is about traffic, and the fair answer is that I-270 deserves a place in your decision. Distance on a map can be misleading. A drive toward Rockville, Bethesda, or downtown DC during the morning rush can look very different from the same drive at midday, and it can change from one day to the next. The buyers who are happiest after the move usually tested the commute at the hours they will actually drive it before they ever wrote an offer. Hybrid schedules have changed the math for a lot of people. If you are in the office two or three days a week, more space and a little more breathing room can easily outweigh a longer drive. If you are heading downtown five days a week, it is worth thinking carefully about whether that trade fits your life.
Driving is not the only option, either. The MARC Brunswick Line stops in Gaithersburg and runs to Union Station, which can make a downtown commute far less stressful for some people. Shady Grove, at the northern end of Metro's Red Line, is a short drive away and connects to Rockville, Bethesda, and DC. Ride On buses cover many local trips. And in walkable neighborhoods like Kentlands and Lakelands, a lot of everyday life, from Saturday coffee to dinner with friends to the farmers market, can happen without getting in the car at all.
Gaithersburg is more expensive than many parts of the country, but "expensive" depends on which part of Gaithersburg you mean. Redfin reported a median sale price of about $565,000 for Gaithersburg over the three months ending September 2026, up 4.6% from a year earlier, with homes taking about 50 days to sell compared with 43 a year before (Redfin Gaithersburg housing market). That city-wide number hides a wide range. In Kentlands and Lakelands, part of what buyers pay for is the walkable, town-center lifestyle, and if you will use it every week, that premium can make sense. If you would rather have a bigger yard or more square footage for your budget, another part of Gaithersburg may be the better value for you.
"People don't usually regret the house they buy. They regret realizing too late that the community doesn't fit the way they wanted to live," says Meredith Fogle, owner of The List Realty.
As for whether now is the right time to buy, nobody can perfectly time the market. The more useful questions are personal ones. Are you financially ready? Do you plan to stay for several years? Does this move support your long-term goals? A beautiful home that does not fit your daily routine will feel wrong every day, while the right neighborhood can feel like home within a few minutes of walking around.
