Why Most Agents Start Their Day Already Behind

Most agents build their business around scripts, marketing, and lead generation, and skip the piece that determines whether any of that actually works: how they show up each day. Meredith Fogle of The List Realty breaks down the morning framework she uses with coaching clients across the country to build focus and momentum before the business day even starts.

The four pillars of a personal performance system

Fogle describes four foundational areas that shape how effectively an agent can operate:

Mindset. Whether through affirmations, visualization, or simply protecting the first few minutes of the day from distraction, this is about feeding the mind intentionally rather than reacting to whatever comes in first.

Movement. This doesn't require an intense workout, just consistent physical activity, ideally 20 minutes or more, to build energy for the day ahead. A useful technique here is habit stacking: pairing movement with a podcast or audiobook so the body and mind get activated simultaneously.

Fuel. Hydration and nutrition directly affect focus and energy. Starting the day with 16 ounces of water and avoiding a sugar spike from something like a pastry or sugary cereal helps prevent the energy crash that often follows.

Recovery. Sleep quality the night before shapes how reactive or grounded an agent feels the next day. A consistent wind-down routine, including keeping phones out of the bedroom and reducing screen time before bed, supports better rest.

Preparation starts the night before

One of the most effective habits Fogle recommends is reviewing the next day's calendar before bed, including identifying priorities and the two or three things that matter most. This lets the mind process and prepare subconsciously overnight, which tends to make the following morning feel far less chaotic.

The 3-2-1 method offers a simple structure for winding down: stop eating three hours before bed, stop drinking two hours before, and put screens away at least one hour before sleep.

What the first hour of the morning should look like

Rather than reaching for a phone first thing, Fogle recommends starting with two to ten minutes of meditation, visualization, or affirmations, followed by 20 to 30 minutes of physical movement. From there, a few minutes of reviewing goals and identifying the single most important task for the day creates clarity before diving into calls or client work.

"Clarity creates focus, and focus creates results," Meredith  notes, pointing to prospecting as the most common answer to what that one priority task tends to be.

Starting the business day with a quick win

Once the personal routine is complete, the first professional action of the day matters too. A few reliable ways to build early momentum: checking in with someone in your sphere of influence, sharing news about a recently sold home, or reaching out about a property that matches an active buyer's needs. Each creates a small, genuine win that builds confidence heading into the rest of the day's conversations.

Consistency over perfection

Execution and discipline, not any single tactic, are what actually produce results over time. That means showing up at the same time each day, tracking outcomes, and logging conversation notes so future follow-ups feel informed rather than repetitive.

Fogle is clear that no one needs to adopt an entire routine overnight. Building new habits works more like training for a marathon: incrementally, one piece at a time, rather than all at once.
